Is it better to have a term lease or a month to month agreement?
There are pros and cons to both arrangements. Because there can be significant expense to a turnover most of our leases are completed on a term basis for one year at a time. This gives us time to evaluate the success of the relationship, adjust the rent if both parties wish an extension and prevents turnover of the property at an unexpected or disadvantageous time frame. How long will it take to rent the property?
Market time is a variable depending on competition, pricing and condition. Because our leases are designed to allow the marketing of properties while they are still rented, most homes are re-leased with almost no vacancy period. Generally if your property is kept in good repair and priced appropriately your vacancy time is minimal. We counsel our owners on this matter as it relates to their property and current market variables. We give the property the broadest possible market exposure through the utilization of printed media (classified ads), Multiple Listing Service, Internet Sites and through contacts with local Relocation companies and Corporate Human Resource divisions.
